Rentals and Property Management

RJ Overseas Property aim to provide our clients with a variety of services in order to achieve the best rental potential their property has to offer.

Our experience in Long term and Seasonal / Holiday rentals gives us the ability and understanding to adapt the type of rental our client may need should their requirements change.

Our full Property Management Package is designed to aid clients with the promotion of their rental property. This includes the services outlined below:-

  • Advertising & Promotion
    promoting your property on all of our advertising portals which include our website, facebook and mailing lists along with other top ranking booking sites.
  • Introduction pack for arriving guests
    Our welcome booklet is full of information pertaining to your property and will also include R J Overseas Property full contact details.
  • Key holding
    Welcoming guests upon arrival during reasonable daytime hours. For those guests arriving at unsociable hours we will ensure that the key is in the secure keycode box. We would normally ask the guest for a memorable number for them to use for the duration of their stay.

    This also includes monthly property inspection during the off peak season.

  • Emergency 24 hour contact
    There may be extra charges incurred during unsociable hours. (10.00pm – 7.00am)
    Dependent upon the nature of the call out the guest may be charged directly ie loss of key or malicious damage etc.
  • Maintenance and repairs
    R J Overseas has its own maintenance team and can be called upon to assist with any repairs or maintenance issues within the property. The owner will be advised of any costs applicable prior to any work being undertaken. This excludes any emergency call outs for electric or water faults.
Extra Services (particularly applicable for Holiday & Seasonal lets)
  • Pre-season deep clean
    This is highly recommended. The pre-season deep clean takes place during the low season at the beginning of the new year. This will ensure that the property will be up to its highest standard in preparation for the new season. This will involve the checking that all appliances, including airconditioning units are in full working order, windows are cleaned, and any issue regarding maintenance are resolved.
  • Property cleaning services
    R J Overseas Property has their own team of reliable professional cleaners.
  • Laundry services
    The usual allowance on a 7 day booking or less is for one set of bed linen and towels per bed (excludes sofa beds etc)
    Any extra would be charged, as previously arranged on guest reservation  / booking.
  • Airport collections / Car hire
    R J Overseas Property would be delighted to arrange these upon request.  This would incur an additional cost either to the owner or guest which would be agreed before confirmation of booking.


The R J Overseas Property Management Services have been designed to provide our clients with the security of knowing that a professional & reliable company is taking care of their property.



We at RJ Overseas Property have both personal and professional ties within Cyprus and hold good relationships with local company’s which may be of benefit to our clients. Through our connections with other local amenities we can assist with:

  • Car Hire
  • Airport transfers
  • Equipment hire
  • Local knowledge of amenities
  • Personal treatments such as: nail salons, hair appointments, event makeup etc



RJ Overseas Property will perform a variety of tasks in order to successfully manage your property:

  • We undertake a full inspection and advise on any elements we feel can improve the letting potential of your property.
  • A full inventory with photographs will be taken and recorded
  • We would require the relevant building & contents insurance cover pertaining to the use of the property
  • We will arrange an annual seasonal calendar with the confirmed letting, the owner should notify RJ of any personal or lettings as soon as possible.
  • We will provide a regular up to date statement giving full detail of income, maintenance and expenditure
  • RJ administration fees shall be 15% plus VAT of the Gross rental achieved and will be shown as deducted on the Monthly Statement to the owner.
  • No additional cost shall be paid by the owner for Marketing of the property.
  • A security bond is taken upon each confirmed rental and this is usually returned within 14 days of the guest / tenant vacating the property. This is only after a full inspection has been undertaken and the consent is given by the owner.
